Crazy blocking of InFill Development through Zoning

CL Craig Lambie Public Seen by 6

The Vic Govt just allowed councils to completely re-zone within their council.
Instead of inviting councils to all meet and find a way to house the MILLIONs of people that want to live in Melbourne in the future, they just blocked development.

Here a have a very nice topic for teasing out local v state authority. I think the councils are responding to local desires. The state has an imposed population requirement from the feds. Related are fringe land values (way high) underpinning expensive land over the whole town. This puts pressure on developers to pack em in. If the land price issue was eased then infill at reasonable density would be viable from a community and business point of view.

Paradoxical cheap fringe land helps the case for inner city infill development.

Ceding planning power to councils also creates an opportunity for councils to increase density to raise additional rate revenue which is the major funding base.

Craig, the proposal text at the top doesn't look like a proposal. Perhaps the proposal is that: The state government host a summit for councillors to explore how to accommodate the millions we expect in population growth in the next 20 years.
