Thanks for all you support and valuable inputs, its been an amazing journey on the search to our space! We deeply appreciate all your thoughts, as it helps us to grow ever moment. Its time for making a few choices, as we might need to relocate. Many of us in Wellington have been looking at various options for the last 6 weeks.

I would like to summarize a few of the current options - Please write you thoughts next to mine and send it back.
Where is it.?

1) Level 3 - James Smith Building, Corner of Cuba & Manner St, Wellington. 85 sqm (Single hall - 80sqm with reception - 10 m ) Rent= 200sqm.

2) Level 5, 15 Courtney place, Wellington 85 sqm (Single hall - 85 sqm)

3) Level 2, 8 Kaiwharawhara Road, Kaiwharawhara. 85 sqm (Hall - 53.5 + second room - 25.1 + storage - 5.2)

4) Others options - might need more time to think?

COMPARE TO CURRENT LOCATION - Level 2 - James Smith Building, Corner of Cuba & Manner St, Wellington. 136 sqm (Single hall - 120sqm + 2 rooms - 16 m ) Rent per annum = $ 25,620 + GST

What is the rent per annum- exclusive of other outgoings?

1) Level 3 - James Smith Building, Corner of Cuba & Manner St, Wellington. 15,840 +15% GST (Can be negotiated further- direct owner relationship)

2) Level 5, 15 Courtney place, Wellington. 19,700 +15% GST (Through agent, price after negotiation)

3) Level 2, 8 Kaiwharawhara Road, Kaiwharawhara. 13,999 + 15% GST (Direct owner relation - Price can be negotiated further)

4) Others options - might need more time to think?

WHAT IS THE ACCESS LIKE ?

1) Level 3 - James Smith Building, Corner of Cuba & Manner St, Wellington. Will have better access- Tags to all volunteers - 20$ for 24 hour access. Lifts & main doors will be open till 7.00 PM.

2) Level 5, 15 Courtney place, Wellington (Single door to negotiate - under lock & key- open during working hours. Lift access present 24 hours.)

3) Level 2, 8 Kaiwharawhara Road, Kaiwharawhara. Single door- number pad entry- (NO LIFTS - only stair access)

4) Others options - might need more time to think?

COMPARE TO CURRENT LOCATION - Level 2 - James Smith Building, Corner of Cuba & Manner St, Wellington.

WHAT ARE THE POSITIVES?

1) Level 3 - James Smith Building, Corner of Cuba & Manner St, Wellington.

- Many people aware of location - as Art of Living Center.
- Well carpeted, newly painted, easy to warm,
- Kitchenette + extra space available for other activities.
- Easy to negotiate terms with owner.

- Further expansion possible, if we need more space. Can use/hire other rooms for organising bigger events.
- moderate natural lighting - can view the sky from the angle of the eye.

2) Level 5, 15 Courtney place, Wellington
- Great views from the windows
- clean space, well carpeted,
- Lots of natural light
- worth the extra money.

3) Level 2, 8 Kaiwharawhara Road, Kaiwharawhara.
- Free parking , close to northern suburbs,
- moderate natural lighting.

4) Others options - might need more time to think?

We will get a review from the financial team about the budget, shortly. Ask any questions or post comments. A united decision will be taken after everyone's view is taken into consideration.

Raj - thanks for putting this together.

Joshi - do you know if these lease agreements have a sublet clause in them? We could look at subletting out the space during office hours to subsidise the overall rent.

I think it's important to be central and near our present location. If Courtney Place is nice (as Debbie mentioned) and presents a good option to sublet to another party, then I'd go for that one as it may work out the least expensive and give us the nicest space.

I imagine we can charge for hall hire as we do for the current space..so would not need to set up a formal subletting agreement as such. I can't imagine they would put any restrictions on that.

I think subletting would be really good. Lots of people already know our location and if we keep changing, then it might be seen as that we are not settled. Guys any chance of subletting our existing one?

Sub-letting or sharing spaces would be a great option. However finding a suitable partner would be important. We could beautifully co-exist with a teaching group/ play-group/ meeting hall.

WHY THE MOVING IS A COMPULSORY OPTION?

Thanks a lot for all you love & advice. A common question asked by many, was why not stay where we are?

The owner David has communicated that the 2nd floor would be converted into a single open plan- similar to level 1. Hence, we would be in the midst of construction work. The space is also currently more than our present affordability.

Just regarding using this system guys... It's designed for consensus decision making, so the idea is to come together and decide on a proposal and then we put it to the vote. This ensures all concerns are addressed and everyone feels empowered and engaged.

Sangachtvam also means "we move as one"

Re: a suitable sub-lease tenant, my flatmate may be interested. He does massage work during business hours, is very spiritually inclined and presently is renting a space for $150 per week. We discussed how synergistic it would be.

That's around $6700+GST so would bring something like Courtney Place down to an affordable $13k+GST
